Il est important de comprendre ces m\u00e9canismes, car ils permettent de distinguer une affirmation technique d\u00e9fendable d\u2019un simple slogan.<\/p><h3><strong>R\u00e9alisation en parall\u00e8le : fabriquer l\u2019ossature pendant les travaux de terrassement<\/strong><\/h3><p>Le principal facteur d\u2019acc\u00e9l\u00e9ration est la production en parall\u00e8le. Dans la construction conventionnelle, les diff\u00e9rents corps de m\u00e9tier interviennent principalement de mani\u00e8re s\u00e9quentielle : chaque \u00e9tape doit attendre l\u2019ach\u00e8vement de la pr\u00e9c\u00e9dente. Avec une ossature en acier l\u00e9ger, les cadres et les panneaux muraux sont fabriqu\u00e9s hors site pendant que les travaux de terrassement et de fondation progressent simultan\u00e9ment sur le chantier. Lorsque les fondations sont pr\u00eates, les \u00e9l\u00e9ments arrivent dans l\u2019ordre pr\u00e9vu et sont rapidement mont\u00e9s. McKinsey souligne que la phase d\u2019infrastructure demeure globalement inchang\u00e9e, mais que tous les travaux situ\u00e9s au-dessus sont d\u00e9plac\u00e9s hors du chemin critique, ce qui produit pr\u00e9cis\u00e9ment la r\u00e9duction du calendrier. C\u2019est ainsi que les syst\u00e8mes de murs en panneaux CFS ont fait passer le temps de construction par \u00e9tage de l\u2019h\u00f4tel de Chattanooga de trois semaines \u00e0 trois jours : les composants \u00e9taient d\u00e9j\u00e0 fabriqu\u00e9s lorsque l\u2019\u00e9quipe en avait besoin.<\/p><p>La cons\u00e9quence pratique est que les \u00e9tapes cessent de s\u2019additionner et commencent \u00e0 se d\u00e9rouler simultan\u00e9ment. Les travaux suivants \u2014 bardage, premi\u00e8re phase des installations m\u00e9caniques et \u00e9lectriques, puis am\u00e9nagement int\u00e9rieur \u2014 peuvent ainsi \u00eatre organis\u00e9s au plus pr\u00e8s de l\u2019\u00e9quipe de montage, sans attendre qu\u2019une structure s\u00e8che, se stabilise ou fasse l\u2019objet de contr\u00f4les de tol\u00e9rance. Le calendrier n\u2019absorbe plus les marges de s\u00e9curit\u00e9 que les constructions conventionnelles int\u00e8grent discr\u00e8tement \u00e0 chaque transfert entre corps de m\u00e9tier.<\/p><h3><strong>Moindre d\u00e9pendance aux conditions m\u00e9t\u00e9orologiques et mise hors d\u2019eau et hors d\u2019air plus rapide<\/strong><\/h3><p>Comme 60 \u00e0 90 % des travaux modulaires et hors site sont r\u00e9alis\u00e9s en int\u00e9rieur, l\u2019exposition du chemin critique aux conditions m\u00e9t\u00e9orologiques diminue fortement. L\u2019enveloppe du b\u00e2timent atteint plus rapidement un \u00e9tat prot\u00e9g\u00e9 des intemp\u00e9ries, ce qui permet aux corps de m\u00e9tier intervenant \u00e0 l\u2019int\u00e9rieur de commencer plus t\u00f4t. (AFIT Scholar).<\/li><li>Les ph\u00e9nom\u00e8nes m\u00e9t\u00e9orologiques de grande ampleur peuvent entra\u00eener un allongement de 20 \u00e0 30 % du calendrier des projets concern\u00e9s, selon les donn\u00e9es du Construction Industry Institute cit\u00e9es par ALICE Technologies.<\/li><\/ul><p>Un projet dont la majeure partie des travaux de structure porteuse est r\u00e9alis\u00e9e sous le toit d\u2019une usine r\u00e9duit consid\u00e9rablement l\u2019incidence de ce risque sur son chemin critique.<\/p><h3><strong>Pr\u00e9cision dimensionnelle et suppression des reprises<\/strong><\/h3><p>L\u2019acier form\u00e9 \u00e0 froid pr\u00e9sente une grande stabilit\u00e9 dimensionnelle. Il ne se d\u00e9forme pas, ne se r\u00e9tracte pas et ne gonfle pas. Fabriqu\u00e9 en usine avec des tol\u00e9rances serr\u00e9es, il conserve sur le chantier les dimensions indiqu\u00e9es dans les plans. Cette pr\u00e9cision r\u00e9duit fortement les d\u00e9coupes sur site, les erreurs, les demandes d\u2019information et les reprises. Le Construction Industry Institute estime que les reprises repr\u00e9sentent g\u00e9n\u00e9ralement 5 \u00e0 15 % du co\u00fbt d\u2019un projet, proportion qui peut descendre \u00e0 2 ou 3 % avec une coordination BIM (mod\u00e9lisation des informations du b\u00e2timent) approfondie. Une m\u00e9thode qui requiert moins de professionnels qualifi\u00e9s sur chantier est non seulement plus rapide, mais aussi plus r\u00e9sistante \u00e0 la p\u00e9nurie de main-d\u2019\u0153uvre qui ralentit les autres acteurs.<\/p><h3><strong>Lorsque l\u2019avantage se r\u00e9duit<\/strong><\/h3><p>Une analyse cr\u00e9dible doit \u00e9galement pr\u00e9ciser ses limites. La fourchette de 30 \u00e0 50 % suppose des conditions favorables \u00e0 la production hors site et se r\u00e9duit lorsque ces conditions ne sont pas r\u00e9unies. L\u2019avantage en mati\u00e8re de d\u00e9lais est moins marqu\u00e9 dans les projets d\u00e9pourvus d\u2019unit\u00e9s r\u00e9p\u00e9titives ou standardis\u00e9es, dans les immeubles de grande hauteur \u00e9lanc\u00e9s o\u00f9 la masse du b\u00e9ton peut offrir un avantage structurel, ou lorsque la cha\u00eene d\u2019approvisionnement locale en LGS est peu d\u00e9velopp\u00e9e. Dans les donn\u00e9es de McKinsey, les \u00e9conomies de co\u00fbts sont \u00e9galement moins constantes que les gains de temps.
